You bet on yourself. Your lender shouldn't punish you for it.

Bank statement, P&L, 1099, and asset-based financing for business owners, contractors, and entrepreneurs whose tax returns don't tell the whole story.

01The Problem

The write-off trap.

You did what every good accountant tells you: write off everything you legally can. Your tax bill goes down. So does the income a traditional lender sees on paper.

The business is strong. The deposits are real. But the tax return says otherwise, and a conventional underwriter only reads the return. That's not a qualification problem. It's an access problem.

02How It Works

Qualify on what's real, not what's on your tax return.

  • Bank Statement: 12 or 24 months of personal or business statements. We calculate income from actual deposits, not adjusted taxable income.
  • P&L: Qualify using a profit-and-loss statement for your business, typically prepared or signed by a CPA or tax preparer.
  • 1099: Paid as an independent contractor? Qualify using your 1099 forms instead of tax returns full of business deductions.
  • Asset Depletion: Significant assets but limited income on paper? Qualifying income can be calculated from liquid assets like savings, investment, and retirement accounts.
  • Mixed income: Have a W-2 paycheck and self-employed income? A spouse on salary while you run the business? We can combine traditional and alternative income documentation to show your full earning power, instead of making you pick one.

Then finance the move: buy a home, buy an investment property, or refinance to pull cash out.

Program requirements vary by lender and loan. Availability of blended income programs varies by lender.

03The Truth About Non-QM

Non-QM isn't subprime.

Non-QM stands for ‘non-qualified mortgage.’ It means the loan falls outside qualified-mortgage criteria, not that the borrower has bad credit or earns too little. Alternative documentation can give lenders a different way to evaluate income.

Here's the straight answer: rates and down payments on these loans usually run higher than conventional financing. We'll show you the real numbers side by side so you can decide whether it makes sense for your situation.
